Tendering stage upto selection of developer.
To get the plot survey of site using Total Station, if not done previously.
To obtain remarks viz .- D. P. / T. P. as the case may be, Property Card, City Survey Layout as applicable.
To provide draft financial feasibility report to the society, followed by a presentation / explanation, to the general body of the society, to decide benefits that can be obtained.
To prepare and submit Final Feasibility report as per approval of SGM.
In consultation with society, to form a tender document with all required specifications & amenities about work to be carried out & finishing items for society’s component along with other conditions of redevelopment.
To provide draft tender document to the society, followed by a presentation / explanation, to the general body of the society, to decide tender conditions, mode of tendering.
To provide format of the paper advertisement and support society for placing advertisement in news papers.
To issue tender to the bidders through PMC’s office or society office as desired by the society.
After opening of tenders, prepare comparison of offers of different developers with their implications including area offered, corpus and other important technical details.
To provide technical support for short listing of three or five developers as desired by the society.
To visit the project sites of short listed bidders along with society members.
To attend the presentation of schemes made by short listed bidders to the general body of the society and provide comments on their layouts , schemes etc.
To remain present for SGM for selection of developer, if desired by the society. Please note, in this SGM, we provide only technical support / evaluation. Selection of developer is done by the general body of the society.

Pre - construction stage.
To provide format to the society for extra area/ flat purchase and to coordinate with developer to incorporate the same in proposed plan.
To offer comments on the plans prepared by Developer for society members and to assist, in finalising plans considering circulation, ventilation, carpet area entitlement of members, parking, amenities etc.
To attend SGMs for presentation of such plans with developer / developer’s architect and to provide inputs based on society’s requirements.
To provide carpet area statement of members’ all flats based on approved plan by the general body of the society. Incase of any deficiency in area, then get the same rectified from the developer.
To coordinate with legal consultant of society for “Letter of Intent” (L.O.I.), “Development Agreement” (D.A.), “Power of Attorney” (P.O.A.), “Agreement For Permanent Alternate Accommodation” (P.A.A.A.) etc. at different stages of project.
To attend SGM for finalization / approval of DA with society advocate, developer / developer’s advocate and to finalise it based on society’s inputs.
To verify/ compare the plans / scheme prepared by Developer for submission to BMC / MHADA, with previously approved plans by Society, for society’s component, before submission to BMC / MHADA for IOD / IOA to ensure submission of proper drawings for statutory approval.
To track the project on BMC portal and give weekly updates to society about movement of proposal at BMC and also intimate if any changes required by BMC as per note sheets generated.
To verify / compare, the BMC / MHADA approved layout i.e. IOD / IOA plan with previously approved plan by society in SGM to ensure, what was committed to members is approved by statutory authorities.
After all compliances are done by developer including registration of PAAA etc, advice society on vacating existing structure.

Construction stage.
To appoint a full time site Supervisor / Engineer & supervisor (as the case may be) – 6 days a week, 9 hours a day on all normal working days except specified holidays. This engineer will be dedicated to the said project only.
Site supervisor / Engineer will be involved in daily checking of quality of work, Raw material being used at site, witnessing concreting etc.
To validate the bar chart provided by the developer for completion of the project and to monitor activities at the site, if they are as per bar chart.
To visit the project site atleast once in a week by senior engineer / architect from PMC’s office and to prepare weekly site visit report and share it with the society on WhatsApp.
To assist in selection of finishing materials for existing member’s flats, if required by accompanying managing committee to manufacturer’s display / experience center.
To offer comments on electrical layout for existing member’s flats provided by the developer and verify if the same is carried out by the developer.
To measure & to certify the carpet area provided by developer after completion of the members’ flats. All flats of existing society members shall be measured.
Final inspection of all member’s flats before OC / handing over for final snag list and get snags / defects rectified before handing over flats to members or post possession as the case may be.
To Inspect amenities and services provided, whether as per DA.
To assist to procure closure documents from developer for society for all future records. Such closure document shall have as built drawings of services as one of the documents.
During the redevelopment process, verify that the project is being carried out as per approvals received.
